One Team From the First Sketch to the Keys
Since 1990, Hearn Construction, Inc. has offered building design and construction under one contract for businesses in the Indianapolis area and surrounding communities.

Commercial Design & Build Services
A design-build construction project is contracted by a single leader, known as the design builder or design build contractor. Hearn Construction is that leader for commercial owners across Indianapolis and north central Indiana. We oversee and supervise every stage of design and construction, so you deal with one design and build company instead of managing an architect and a builder separately. It is one of the commercial construction services we have offered since 1990.
Comprehensive Commercial Design Build Contractor Services
As your design build contractor, we handle the work in three stages:
- 01
Acquiring Design-Build Services
You bring the goals, budget and site, and we put the team together.
- 02
Contracting for Design-Build Services
One contract covers design and construction.
- 03
Design-Build Project Execution
The same team carries the plan from drawings to a finished commercial building.
Advantages of Design-Build Construction
Design-build can benefit your business over traditional construction methods. It is cost-effective and often delivers faster building results.

Single-Source Control & Responsibility
One entity controls all design and construction, while the designer, builder and contractors work together as partners.

Less Risk for the Owner
When one contractor leads the team, there is no gap between design and construction for problems to fall into.

Greater Efficiency
One leader directs and communicates with the entire team, which often shortens the schedule.

Cost Control
Pricing and design decisions happen together, so costs are kept to a minimum.

Open Communication
Every member of the team has a clear understanding of the building goals and objectives.

Better Teamwork
The contractor works together with all members of the construction team from day one.
How Design-Build Works
Design Build vs. Design Bid Build
Design-build puts design and construction under one contract with one team.

Same three phases, one team.
With design-build, pricing happens while the design is drawn—so there’s no bid, no rebid, and no second contract.
In the traditional design-bid-build method, the owner hires an architect, waits for finished drawings, then puts the job out to bid and hires a separate builder. Each step waits on the one before it, and when a problem shows up, the designer and the builder can point at each other. With design-build, design and construction run under one contract and one team, so decisions are made together, the work can overlap, and you have one company responsible for the result.
An Expert and Experienced Team

The design-build approach is a team-oriented strategy with all project members working together from start to finish. Each person shares ideas for creative, practical solutions, and that often leads to faster project delivery. Each member brings their own design and construction expertise. A typical team includes:
- You, the client
- A construction manager
- Architects
- Engineers
- Subcontractors
- Suppliers
The bulk of the building work is done by our own crews. The same design-build process also runs our industrial design and build projects for plants and warehouses.

Commercial Building Design for the Spaces You Run
We plan and build for the property types we have worked on for years, including restaurants, retail shopping centers, medical facilities, senior living facilities and office spaces. Churches use design-build too, because one point of contact makes it easier for a building committee to stay on the same page; see our church construction work. You can browse finished jobs in our past projects.
How is design-build different from design-bid-build?
Design-bid-build uses separate contracts for the designer and the builder, with a bidding step in between. Design-build puts both under one contract and one team, which gives you a single point of responsibility and often a faster schedule.
Who designs the building?
The architects and engineers on the design-build team, working with our construction manager and with you. Everyone is on the same team from the start.
Can you help with layout decisions?
Yes. Layout and planning are part of the design stage, and the people who will build the space are in the room while it is being designed.
How does pricing work with design-build?
Design and construction are under one contract, so cost is considered while the design is drawn instead of after. Call (765) 452-2669 for a free estimate on your project.
